2008 Tami Fossum Wins NAA Professional Designate of the Year

It is with great pleasure that we share with you that Tami Fossum of Blue Ridge Property Mangement has been selected by the National Apartment Association as the recipient of the Paragon Award: Professional Designate of the Year.

She was presented this prestigious award at the NAA Education Conference in Orlando, Florida in June 2008. She was selected based on the following criteria among her peers across the country by a national selection committee:
Professional Designate of the Year (note – this nominee must be employed at a middle to executive level, managing a portfolio of communities)
• Achievement of portfolio financial goals
• Team leadership and role modeling
• Effective management and execution of multiple priorities and assignments

Blue Ridge Property Management - Property of the Year

The 2007 recipient of the esteemed Property of the Year Award was Ashford Place in Charlotte, NC. Their tenacity and loyalty not only to the company but to each other (with no staff turnover during 2007) has awarded them the 2nd quarter “Clean and Green”, Property of the Quarter award. Ashford Place increased economic occupancy by 7.5% over the prior year and physical occupancy by 5%. They exceeded their budgeted net operating income by over $70,000 in 2007 and have improved net operating income $150,000 over 2006. They reduced maintenance expenses 5.3%, and increased water collections by 15.7%. The very deserving team includes: Melody Reddick, Maurice Muller, Unique Parks, Jesse Welch, Adriana Molina and Darrell Knox (Listed in no particular order.)


2008 Distinguished Service by a Business

The Reserve at Jacksonville Commons Apartments has been recommended to the Mayor’s Committee for Person with Disabilities for a monthly award in the category of “Distinguished Service by a Business.”

The accommodations provided by your complex have increased the quality of life of disabled individuals and you should be commended for your efforts. The Reserve was recognized at the Jacksonville City Council meeting on Tuesday, May 20th, 2008.

John truly is a role model to others in his profession and in our company. He is respected by his peers as being a strong leader who is committed to the growth of his maintenance team members. He is a trainer, and mentor and possesses a strong sense of ownership in his work. John’s property has had the highest number of unit turns in the portfolio (310) and has dealt with several maintenance and replacement issues. Jennifer’s commitment to her local community and the success of her team shines in many ways. Her property was nominated for both the Community Outreach Award and Property of the Year Award. Her property is exceeding budgeted occupancy projections by more than 5%. Their net operating income is 16% higher than budgeted as well. Jennifer’s property won the 1st quarter “Clean and Green” Property of the Quarter award in 2007. Great job!

Vic has been with Blue Ridge for over five years. He ran his property on his own while we searched for the new supervisor and truly embraced the work load. Some say he even whistled while he worked. Vic exemplifies excellence as a maintenance team member. Thank you!


Blue Ridge Property Management - Resident Satisfaction Award

In 2007 Blue Ridge implemented a portfolio wide annual resident survey program. Each resident was asked to complete a survey and grade their property on various components like customer service, quality of maintenance and upkeep, and value of features and amenities. Our resident participation on average was 37%. The national average is only 30%. On a scale from 1-5, our portfolio average was 4.25. Wow! 89% of our residents said that they would refer a friend to live at their community. With an average score of 4.55, Carrington Place exemplifies the commitment and understanding of the importance of providing all their residents with great service. Good Job!


Blue Ridge Property Management - Community Outreach Award

This was a new award for 2007. The award was based on the outreach from the property and residents to their respective community. During the 2007 year, Abbington Place raised and donated $1900 to the American Cancer Society, property employees volunteered 36 hours of their free time to the Relay for Life event, collected 4,166 canned goods and $172.00 for the Second Harvest Food Bank, sponsored 37 children for the Angel Tree program, and so much more. Thank you for your dedication and commitment to the betterment of your community. Congratulations!

Dan goes above and beyond expectations. He provides strong administrative support and has assisted several sister properties in times of need during 2007. Dan always carries a pleasant and positive attitude. He had an overall annual secret shop average of 92% in 2007. We thank him for his enthusiasm for the Second Harvest Food Drive each year. Tami Fossum, Regional Asset Manager received the Instructor of the Year Accolade award for 2007 from the Greater Charlotte Apartment Association.


2007 TAA Property of the Year 1-8 Years

Legacy at Friendly Manor received the Triad Apartment Association Property of the Year Award for the 1-8 year age group.


2007 GCAA Manager of the Year

Melody Reddick, Property Manager of Ashford Place in Charlotte, NC received the Greater Charlotte Apartment Association’s esteemed Manager of the Year Accolade award for 2007.


2007 TAA Assistant Manger of the Year

Walter Vogler, Assistant Manager of Abbotts Creek received the Triad Apartment Association Assistant Manager of the Year award for 2007.


2007 Maintenance Mania

The Fayetteville area saw its first Maintenance Mania competition April 26, 2007. BRPM was represented by the team of Chuck Fite and Francisco Garcia, both of Reserve at Forest Hills. Francisco had the best score overall for changing a handle lock the quickest. Chuck and Francisco’s car one 1st place in the race competition and they also won 1st place overall for having the best combined score. This is a national competition and Chuck and Francisco have a shot at going to Las Vegas to compete against the best of the best. Let’s all wish them well! A big “Thank You” to Mike Lopeman of Legacy at Cross Creek for organizing the whole event. Great job guys!
